After we load your project into our model, let’s take a collaborative look over Zoom. You direct. An accredev analyst drives the model. We can model a refi, optimize your LPs’ returns, or run any other scenario you’d like to see. Or we can simply spend time reviewing an existing report.

2) Comprehensive Reporting

You might not always want—or have time—to meet over Zoom, but you nonetheless need access to your projects’ finances. We offer an array of standard and custom reporting, including complete underwriting packets that answer even the most inquisitive parties’ questions. We are also willing to share our financial model, no problem.

3) Anything else you’d expect from your analyst

Our Process

accredev’s 3-step process is simple. See below to learn how to become a client and get your first round of analysis within a week.

Step 1
Discovery Call

Set up a 30-minute discovery call to help us determine whether we are a good fit for one another.

accredev can serve CRE investors regardless of investment strategy, product type, capital mix, or project phase, but we provide the most value to clients with several assets, as this distributes our subscription cost over many deliverables.


Step 2
Onboarding

After we’ve determined that we are a good fit, sign up for a subscription and we’ll invite you to our client portal to orient you on how to use the system to manage project documents. Don’t worry, it’s extremely straightforward.

We’ll also use this time to sign NDAs, coordinate around deadlines, learn one another’s systems and protocols, and establish mutual expectations.

Our onboarding process is easy and takes just about a week before we’re all set.


Step 3
At Your Service

Now that you’re onboarded, let’s initiate a work cycle: upload your project documents to the portal (existing financial models, operating agreements, etc.), and then submit one or more analysis requests. You can also schedule calls through the portal.

For analyses that we can produce from our existing tools, we will turn your request around in no more than two business days (after we have all the data we need from you). For non-standard (custom) analysis, we will provide an estimate on the turnaround time, usually less than 5 business days. Once we’ve updated our model to handle the custom request, the next time will take only two days!

Frequently Asked Questions

  • Accredev is your Virtual Investment Analyst (VIA). As such, we support your operations in the manner you’d expect from an in-house analyst, but with a full suite of software and analysis tools that supercharge our efficiency and precision.

    Specifically, we offer financial modeling, analysis, reporting, research, and data management.

    We also make ourselves available for phone and/or video calls. These meetings can be used as working sessions to input new project data, run scenarios, or anything else you’d want from your analyst.

  • accredev does not offer bookkeeping, accounting, tax, or other controller-type services.

    With that said, we can use your project books and financial statements as analytical frameworks to guide our forecasts.

  • This is quite a long list, so let’s just start with a non-exhaustive selection of some of the most relevant ones!

  • FTE analysts are expensive, ranging between $80,000 and $200,000 (after taxes and benefits). Hiring is also time-consuming, and training is costly.

    accredev, on the other hand, can onboard you in a week and start adding value to your operation ASAP, for about half the cost of a FTE!

  • Once subscribed, you're able to add as many analysis requests to your queue as you'd like, and we will deliver them one by one.

    For the Starter Plan, we turn your requests around in 4 business days.

    For the Pro Plan, we turn your requests around in 2 business days.

    Most often, multiple requests can be grouped into a single work cycle, meaning we can manage multiple requests in parallel.

  • After onboarding (which takes no more than a week in most cases), we get to work ASAP.

    For deliverables that can be generated from our existing suite of standard reports, accredev will deliver your analysis in:

    • 4 business days for the StartPl an; and

    • 2 business days for the Pro Plan

    These timeframes begin at the time we receive all the information required to conduct a complete analysis.

    For requests that require structural changes (new reporting features) to our toolset, we will provide a delivery estimate, as the programming requirements may be simple or extensive. Once we program the feature in our model, it will become part of the standard report set and the next time, we will do it in our standard timeframe.

  • Through 2024, you will work directly me, Stephon Smith, founder of accredev.

  • We use Dropbox to share and manage access to sensitive documentation. Dropbox has a robust set of security features which you can review here.

    If you’d like to apply additional security measures, we can activate 2-factor authentication.

    We are also happy to sign any NDAs to demonstrate our commitment to keeping your project information private and secure.

  • accredev uses a proprietary Excel-based financial model that we developed over thousands of hours. This is what makes us “tech-powered.” For needs that cannot be handled using our financial model's native feature set, we will create a custom widget in our model that empowers us to produce a robust analysis that will deliver the answers you require. Over time then, our model will grow to accommodate your specific needs.

  • We of course strive to deliver a fully satisfactory product on the first go-around, but if we can't, we'll continue to revise until you're 100% satisfied.

  • That's totally fine. Accredev will save your project data in case you decide to revisit our services at a later month or year (unless, of course, you wish for us to delete your project data, as you see fit).

  • We do not offer refunds for work produced. We recommend starting with a monthly plan to assess our service and determine if it meets your needs and expectations.

  • accredev’s analysts are available to meet up to three hours per week on the Pro Plan, and up to 60 minutes per week for its Starter Plan clients.
